Why Modular?

The allure of modular home construction is really about control.  Control over timeline, control over budget, control over the site.  The method upholds the virtues of consistency, speed and customization as well as material resourcefulness. 

Everything is different yet everything’s the same.  It’s how you integrate materials; how much of it is delivered in chunks versus pieces and elements. It’s a better way to build and there’s no doubt that in the next 5 years we’re going to see a huge shift in how construction is done.  There’s less material waste, faster turnaround… it’s just a smarter, faster, stronger system.

A modular home is simply a home built to local building codes in a controlled, environmentally protected factory using precise and efficient construction technology. They are built to the same codes as a site built home. And because they must be transported to the home site, modular homes are much stronger than site built homes.

Per the Modular Home Builders Association, speed can add up to savings, with prices potentially 15 percent less than site built homes. Modular construction can also save 30 to 50 percent of the time needed to build a new home, typically two to three months less than conventional construction, say association estimates. That means potential savings in interest paid on construction loans. There’s also half the waste of a typical home build, which means savings in materials and disposal costs. Cost overruns are virtually unheard of in the modular industry. As mentioned above, climate controlled factories ensure there are no weather-related construction delays. Finally, because of the volume of homes a typical manufacturer builds in a year, additional savings occur through volume purchasing of materials and yearly buying contracts with suppliers.

History

Modular Homes have a long history in the United States.  Dating back to the early 20th century, pre-fabricated construction has been a solution for housing demands.  It started to gain popularity with the introduction of the Sears & Roebuck Co. home kits.   They sold over 75,000 homes between 1910 – 1940’s.  The end of World War II caused the modular market to explode and evolve. Returning soldiers came back looking to buy a home and start a family. The demand was greater than the marketplace could handle with the traditional building process. This led people to look for solutions to increase efficiency and lower the cost of new home construction. Over the 30+ years that Sears offered homes by catalog, they had 370 different models.

Fast forward to the 1970’s where building technologies caught up to the housing world.  The sophistication has greatly increased with the pioneering work of assembling homes with overhead cranes that have capacity to lift 100 tons. This allowed for larger modules to be constructed and transported. The only limitation is the size of each individual module due to the width of the road from the factory to the building site. Today's modular buildings normally consist of 2-6 different modules.
